For years an associate marketed his 70 acre tract of land on growing industrial corridor with no success. His strategy focused on that small slice of the industrial market requiring a 70 acre end user. After retaining us, we repositioned his marketing by hiring a land planning group, and coordinated a comprehensive marketing campaign to develop the track into an industrial park. After some initial ‘fits and starts,’ the project eventually gained momentum and today bustles with activity of a wide variety of industrial and service ends users locating in the park. Later, the owner decided to offer build-to-suits and speculative facilities to the park, enabling him to leverage his general contracting company’s capabilities to add value to his property ownership.

An area textile company requested our assistance in disposing of their industrial facility in a suburb of Toronto, Canada. We sprang into action through our global broker network, locating the ideal partner for the disposition. Within just months, the local broker in Toronto successfully sold the facility, and we managed the transaction, enabling a seamless brokerage services experience for the client.

Environmental Due Diligence Guidance
A group of investors sought to revitalize an aging textile complex located in an area of Greenville County, where industrial and residential property uses meet. Given this sensitive intersection of property uses, the lead investor knew he needed to ensure he obtained a complete understanding of any environmental issues with the property prior to acquisition. He retained my services, and we immediately began an orchestrated effort to uncover all environmental issues, and successfully negotiated an environmental agreement and price adjustment, facilitating the acquisition and subsequent creation of a thriving industrial park on the site.

An approximately 100,000 SF industrial facility located in one of Greenville County’s largest industrial parks faced annual high property tax bills. After an analysis and subsequent appeal, the revised property valuation resulted in an approximately $1 million dollar less tax value, resulting in over $20,000 in annual property tax savings for the client.

Rezoning Management
A client retained us for re-zoning his property on Woodruff Road in Greenville South Carolina. The site, formerly owned by a church, positioned on a major thoroughfare, yet located in the middle of multiple residential neighborhoods faced stiff opposition to development. Initially, our rezoning effort also faced pushback, but we lead multi-pronged strategy, meeting with the local residents, local officials, and hiring a talented land planning firm to address residents development concerns, eventually ensuring a rezoning compatible with future land planning in the area. Today, one of the top day care companies in the region resides on the site, making an ideal neighbor and addition to this booming area.
